Real Estate 11 This course covers various aspects of real estate: introduction to legal aspects, title and escrow procedures, property management, appraisal, finance, and the transfer of real property. Students develop basic vocabulary and test-taking skills in partial preparation for state examination for the real estate and appraiser licenses. Note: The California Department of Real Estate (DRE) requires completion of this course prior to obtaining the California real estate salesperson license. The DRE has approved this course as one of the elective courses for the real estate broker license. The Office of Real Estate Appraisal (OREA) has approved this course for 54 hours of basic education (BE) credit. Real Estate 12A This course provides instruction on buying, selling, and management of real property. Students study California property law, community property, liens, sales contracts, escrow, commissions, transfers, licensing regulations, and public policy. Note: The California Department of Real Estate (DRE) has approved this course as one of the optional courses that must be completed within 18 months of conditional salesperson licensure in addition to the required courses of Real Estate Principles and Real Estate Practice. Real Estate 12B This course covers the rules and regulations of the government licensing agency for real estate and appraisal licensees and examines specific court cases that have set precedent for real estate practices. Emphasis is placed on legislative mandates, government implementation, and court interpretation as related to public and private rights that arise from the study of real estate matters. Note: The California Department of Real Estate (DRE) has approved this course as one of the elective courses for the real estate broker license.
Real Estate 13 The course presents the forms and provides instruction on the techniques necessary to close a residential real estate sales transaction. Emphasis is placed on the advertising, listing, financing, appraisal, escrow, and taxation aspects of real estate. Note: The California Department of Real Estate (DRE) requires completion of this mandated course within 18 months of licensure for the salesperson conditional license in addition to completion of the required Real Estate Principles course. This course is statutorily required for the DRE broker's license.
Real Estate 14A This course provides instruction on the various aspects of finance, including fixed and variable rate loans, conventional and government financing programs, and creative financing options. Students will calculate unpaid loan balance, interest, and qualifying ratios. Note: The California Department of Real Estate (DRE) has approved this course as one of the optional courses that must be completed within 18 months of conditional salesperson licensure in addition to the required courses of Real Estate Principles and Real Estate Practice. Real Estate 14B This course covers the more advanced methods of financing real estate projects, including non-residential commercial and industrial property. The material presented includes the instruments of finance, types of structured loans, discounting leases, and the sale-leaseback transaction. Real Estate 16 This course provides instruction on the aspects that tie economics and politics to real estate land use. Emphasis is on the factors which create values in real estate, including urban development, governmental policies, and requirements for development as well as the business and real estate cycles. Note: This course, or an accounting course, is approved by the California Department of Real Estate (DRE) as one of the optional courses that must be completed withing 18 months of conditional salesperson licensure in addition to the required courses of Real Estate Principles and Real Estate Practice. Real Estate 17 This course presents real estate practices that integrate local, state, and federal tax concepts and procedure governing the principles of tax planning; acquisition and transfer of ownership; exchanging property to avert or minimize tax liability on real property transactions.
Real Estate 19 Introduction to the aspects of real estate management, including the rights and responsibilities of the parties, personnel, and ownership of income-producing property with emphasis on residential property maintenance and contracts. Real Estate 21 This course discusses the acquisition phase, holding period and disposition analysis for real estate investment property. The course covers a review of pro forma statements, the effects of leverage and cash flow operating statements. Strategies on alternatives of a sale, exchange, continuation of operations, capital restructure, depreciation, installment sale and tax basis are covered. Real Estate 25 In this course students will explore and evaluate basic computer functions and technologies, along with the latest computer software relating to real estate appraisal, property management, finance, escrow, sales, trust funds, record keeping, e-Business, and other areas of real estate.
Real Estate 26 This course introduces the functions and types of escrow. Students are introduced to the procedures used in the escrow industry. Students develop proficiency in common terms of escrow business terminology and the basic escrow steps in a real estate transaction. Note: The California Department of Real Estate (DRE) has approved this course as one of the optional courses that must be completed within 18 months of conditional salesperson licensure in addition to the required courses of Real Estate Principles and Real Estate Practice. The DRE has approved this course as one of the elective courses for the real estate broker license.
Real Estate 27 This course gives advanced instruction on the language, mathematics and techniques used by an escrow office for processing the close of an escrow. The course content includes bulk sales transfer, liquor license transfer, probate, business opportunities, exchanges, and foreclosure. Emphasis is placed on the escrow holder's liabilities and responsibilities.
Real Estate 31 This course introduces the student to the principles and operations of the mortgage loan brokering field. The emphasis is on the lending rules for residential property. Students learn lending laws of Regulation Z, usury laws, disclosures, maximum fees and charges, agency relationships, advertising laws, HUD/RESPA calculations and the loan process. This course partially satisfies the California requirements for the Real Estate Salesperson and California Real Estate Broker's licenses. Note: The California Department of Real Estate (DRE) has approved this course as one of the optional courses that must be completed within 18 months of conditional salesperson licensure in addition to the required courses of Real Estate Principles and Real Estate Practice. Real Estate 32 This course prepares the student for an entry-level position as a real estate loan processor using required documents established by industry standards. The course content includes processing for conventional loans, governmental loans, and the secondary money market criteria for loans collateralized by real property.
Real Estate 40 This course provides instruction on the valuation principles of real estate appraisal, including architectural styles, types of construction, lot valuation, depreciation, the approaches to value, and appraisal standards and ethics. Note: The California Department of Real Estate (DRE) has approved this course as one of the optional courses that must be completed within 18 months of conditional salesperson licensure in addition to the required courses of Real Estate Principles and Real Estate Practice. Real Estate 41 This course is a continuation of Real Estate 40. This course provides instruction on advanced concepts of the valuation process, residential income, commercial and industrial property appraisals in addition to appraisal standards and ethics, operating expenses, capitalization, and depreciation. Note: The California Department of Real Estate (DRE) has approved this course as one of the elective courses for the real estate broker license. Real Estate 42 This course provides instruction on the standards of practice of the real estate appraisal field with emphasis on ethical practices relating to data sources, reconciliation of types of appraisal, and the practitioner's final report. Note: The California Office of Real Estate Appraisal (OREA) requires completion of this course prior to taking any appraisal license exam provided the student has 90% attendance and passes a closed book final exam. OREA has approved this course for 15 hours of basic education (BE) credit. Real Estate 43 This course provides instruction on the Update of the Uniform Standards of Professional Appraisal Practice (USPAP). This course emphasizes the newest professional standards of practice relating to real property appraisal. Note: The California Office of Real Estate Appraisal (OREA) has not approved this course for basic education (BE) credit. OREA has approved this course for 7 hours of continuing education (CE) credit for license renewal provided the student has 90% attendance and passes a closed book National USPAP final exam (OREA #03ECC10). Note: This course is repeatable.
Real Estate 50 This course is designed to explore topics in Real Estate more specific than provided in other courses in the regular departmental curriculum. Students are referred to the current schedule of classes for details of specific courses.
Real Estate 90abcd This course is designed to develop the skills necessary for a student to participate in real estate transactions in real estate assistant positions. Emphasis is placed on communication skills, transactions, time management, organizational skills, and familiarity with industry forms.
Real Estate 95/96abcd Through a set of learning objectives established by the student, employer, and instructor, each student will work with and learn from experts in the Business/Real Estate field. These experiences will enable students to improve job skills, analyze career opportunities and requirements, and compare these to personal potential and expectations. Note: The maximum total units earned for CCE under both plans may not exceed 16 units.
